The terms for using the Residential BOQ & Costing Studio website, client portal and estimation services.

1. Who we are and these terms

“Residential BOQ & Costing Studio” is the working name used for this independent residential interior estimation service, based in Bengaluru and available for remote work across India. “We”, “us” and “our” refer to this service. Contact: support.flexijar@gmail.com.

By using this website or client portal, you agree to these Terms. If you do not agree, do not create an account or use the portal. The privacy practices for account and enquiry data are explained in our Privacy Policy.

2. Website and services

Information on this website describes potential services such as SFT-based BOQ preparation, unit-based raw costing, BOQs using client-approved rates, factory costing, vendor quotation comparisons and revisions. A website enquiry is only a request to discuss a project; it is not acceptance of an order or a promise that work has started.

Before work begins, the client and estimator should confirm the scope, drawings and inputs required, deliverables, fee or charging basis, exclusions, timeline and revision allowance in writing. Displayed rates and the calculator are indicative starting points only. A written project-specific quote or confirmation takes precedence over a general website example.

3. Client responsibilities

• Provide drawings, dimensions, specifications, scope, rates and other inputs that are accurate, current and authorised for sharing.
• Tell us about material changes, missing details and assumptions that could affect quantities or cost.
• Review deliverables and clarify discrepancies before placing purchase orders, manufacturing, installation or executing work.
• Do not submit passwords, payment-card details, government identity numbers or unnecessary sensitive personal information through enquiry text.
• Ensure you have the rights and permissions needed to share any drawings, BOQs, rate cards, photographs or other documents.

4. Estimates and professional limitations

BOQs and estimates are prepared from the information and scope agreed for a project. They may change due to site measurements, drawing revisions, actual site conditions, wastage, material selection, hardware, labour, transport, taxes, vendor pricing, availability, installation details, exclusions or errors in source information. A quantity take-off or cost estimate is not a guarantee of the final project price.

Unless separately agreed in writing, our work is not a site survey, architectural design approval, structural or other engineering certification, safety inspection, statutory approval, contractor supervision or legal/tax advice. The client and relevant qualified professionals must independently verify site conditions, design, technical suitability, compliance, rates and final quantities before execution or purchase.

The five original sample BOQs on this website are for format and presentation reference only. Their quantities, specifications, rates and amounts must not be used as the costing basis for a new project. Read the full BOQ Disclaimer.

5. Fees, taxes and payments

The published rate card is indicative. The final fee, minimum charge, percentage basis, inclusions, exclusions, tax treatment and payment schedule must be confirmed in writing for each project. Any applicable taxes will be described in the project quote or invoice as appropriate.

This website currently has no online checkout or payment collection facility. Do not enter payment details into this website. If a project is accepted, payment instructions will be shared separately in writing. We do not claim to hold customer funds or provide escrow or wallet services.

Cancellation and refund requests are handled under the Payment, Cancellation & Refund Policy and any project-specific written agreement.

6. Deliverables and intellectual property

Clients retain rights to their own drawings, specifications, rate cards and other materials. Those materials may be used only as reasonably needed to discuss and perform the agreed estimation work. The permitted use, delivery format and any project-specific usage restrictions for a paid deliverable should be confirmed in writing. Unless agreed otherwise, pre-existing templates, calculation methods, tools and general know-how remain with their respective owner.

Do not copy or republish website text, layout, branding or sample documents as your own without permission. The original sample BOQs are displayed as supplied for reference; their presence does not transfer ownership or grant a broader licence.

7. Confidentiality and security

We will use reasonable care when handling project information received for the service. The client portal currently supports text-based enquiries and project-status updates; private BOQ upload and download functionality is not enabled. Please do not send confidential drawings or rate cards through the portal unless a secure delivery method has been separately agreed. Ordinary email may not be suitable for highly sensitive information.

Account holders must keep passwords confidential and notify us if they suspect unauthorised access. We may suspend access to protect accounts, records or the website.

8. Acceptable use and availability

You must not attempt to access another client’s records, interfere with the portal, bypass access controls, upload malicious content, misuse contact details or use the website for unlawful purposes. We may modify, suspend or discontinue website features for maintenance, security or operational reasons. We do not guarantee uninterrupted or error-free availability.

9. Third-party services

The site is hosted on Cloudflare Pages and the client portal uses Firebase Authentication and Cloud Firestore. Those providers process technical and account data as needed to provide their services and are subject to their own terms and privacy practices. The public enquiry form opens a prefilled email draft in your device’s email application; it does not send the email automatically.

10. Liability

To the extent permitted by applicable law, the website and general information are provided without a guarantee that every displayed example is complete or suitable for every project. Nothing in these Terms excludes liability that cannot legally be excluded. Any project-specific responsibility, remedy or limitation should be set out in the written project agreement. Do not rely solely on a sample BOQ or an estimate for purchasing, manufacturing or executing work.

11. Changes, complaints and applicable law

We may update these Terms when the service, website or legal requirements change. The version and effective date are shown above. Material changes to the portal’s consent requirements may be presented to account holders again.
